Check your pressure relief valve
The pressure relief valve, or PRV, opens automatically and releases the pressure if the pressure becomes too high. Since hot water heaters generate a lot of heat energy in a small space, they can build up a lot of pressure. This valve is protection against the bursting of the tank if the pressure becomes excessive.
- Shut off the cold water supply to the tank and the supply to the heater.
- Find the valve on the top or side of the heater. It is a brass fitting with a lever at the end and under it, there will be a threaded tube through which the pressure (and water) is released.
- Place a bucket under the hose to collect the water.
- Gently lift the lever; it is stuck and does not open or if you open it and it does not release water, the valve is faulty and must be replaced.
- If it works, but leaks after doing this, the valve will need to be replaced.
- If the water continues to flow after releasing the lever, the valve needs to be replaced.
Replacing the pressure relief valve
Replacing a PRV is simple enough but may take some time and will require a trip to the hardware or plumbing store. Many of our clients prefer to call so that the job is done quickly and correctly. Here are the basic steps:
- Turn off the water and the heater supply.
- Partially empty the hot water tank.
- Unscrew the exhaust pipe with sliding joint pliers.
- Unscrew the old valve with the same pliers so you can take it with you to the shop to ensure proper replacement.
- While you're in the store buying the valve, get some step sealing tape if you don't already have a roll at home.
- Reassemble using sealing tape on all threads and don't forget to turn the water back on and turn it back on.
